Park Lofts Recoleta Reaches a New Milestone – April 2025 Construction Update

Status as of August: The development reached 36% of concrete structures completed, with the following progress:

  • Foundations: 90% completed

  • Ground Floor: 100% completed (including double-height ceiling)

  • First Residential Level: 100% completed

  • Second concrete slab poured in August.

Status as of September: The project achieved new milestones with the large-scale installation of structural elements:

  • 21 columns installed.

  • Ground Floor → Level 1 Staircase: Formwork and reinforcement completed.

  • Ground Floor: 100% of formwork removed.

  • Perimeter Safety Platform: Installed.

  • PD Slab: Completely poured.

  • Ground Floor → Level 1 Staircase: Fully installed.

  • Masonry (First Typical Floor): Under construction.

Status as of October: After only 10 months, the project shows impressive progress:

  • Fifth Floor Slab: Successfully poured.

  • Staircases: Concrete pouring completed for two staircase sections.

  • Level 1 and Level 2: Masonry works completed.

  • Installations: Electrical works initiated and transformer pit/underground tank concreted.

  • Flooring: Concrete subfloor and cement floor application completed on Level 1.

Status as of November: The project continues its vertical ascent and the strengthening of service infrastructure:

  • Structure: Reinforcement of beams and slab for Level 6 completed, along with the concrete pour for the slab and its respective columns.

  • Installations: * Installation of electrical boxes in walls from Levels 1 to 3 completed (100%).

    • Electrical works started on Level 4.

    • Fire Protection System (PCI) on Level 1 reached 50% progress.

  • Masonry: Levels 1, 2, and 3 finalized at 100%. Level 4 at 80% progress, while Level 5 has begun (10%).

  • Frames: Installation of aluminum pre-frames reached 50%, preparing the building for final enclosures.

  • Next Steps: Formwork and reinforcement of beams and slab for Level 7 currently underway.

Status as of January: After 13 months of construction, Park Lofts Recoleta enters a phase of spatial definition and advanced finishing:

  • Structure and Concrete:

    • Successful pouring of the Level 9 slab and columns.

    • Staircase structure completed up to Level 9.

    • Formwork currently in progress for the solarium slab.

  • Masonry and Plastering:

    • Masonry for Levels 1 to 6 at 90% progress; Level 7 at 60%.

    • Plastering for Levels 1 to 4 reached 85% progress; Levels 5 to 7 at 60%.

  • Floors and Finishes:

    • Subfloors and screeds completed 100% from Level 1 to 4.

    • Flooring installation started in corridors, apartments, and balconies on Level 1 (10%).

  • Installations and Frames:

    • Electrical conduit (boxes) completed up to Level 3 and at 30% progress up to Level 7.

    • Fire Protection (PCI) piping at 80% progress up to Level 4.

    • Sanitary piping: Levels 1 to 3 (86%); Levels 4 and 5 (15%).

    • Window frames and sliding doors: 100% installed from Level 1 to 4; Level 5 at 30%.

Status as of February: According to the current schedule, the construction company Concremaq estimates the completion of Park Lofts Recoleta for early July 2026.

Completing a ten-story building with 89 apartments within this timeframe represents record speed for Paraguay—a success achieved despite several unforeseen events during development:

  • Weather Challenges: Heavy rains in March and April 2025 delayed planned foundation works, and the entire year saw above-average rainfall.

  • Logistics: Additional factors included delays in international material transport, particularly the elevators from China, which are now scheduled to arrive in May.

Resource Optimization: Thanks to intensive work organization, including extended shifts and work during the Christmas and New Year holidays, everything indicates that the apartments will be completed faster than is typical for projects of this magnitude in the country.

Estimated Delivery Date: July 2026. This building stands out for its steady pace, modern design, and high-quality construction.
